Navigating today’s real estate market means adapting to evolving affordability pressures—something I’ve guided clients through for over 30 years, particularly in complex and transitional situations. By late Q3, the typical U.S. homebuyer’s monthly payment reached $2,600, the highest in 14 months, as mortgage costs rose and median sale prices remained steady. The national median home-sale price inched up about 2% year-over-year to roughly $399,000, which added to the challenge of affordability while keeping pending sales relatively flat month-over-month and lower compared to last year.
Mortgage-purchase applications dipped slightly, and new listings declined month-over-month, likely reflecting holiday patterns, yet still modestly exceeded the same period in 2025. Strategic pricing became especially important: about 21% of active listings reduced their prices, with sharper pricing drawing more buyer attention, while overpricing often led to hesitation. Inventory improved as well, with active supply up approximately 2% year-over-year to 1.5 million homes, and months of supply nearing four—still below what’s considered a balanced market.
In my experience with divorce, probate, and estate sales, especially across Central and North Jersey, the right approach to pricing and timing can make a significant difference in protecting your equity and ensuring a smoother transition during life’s pivotal moments.
