United States: Home Price Growth Seen at 1.2% in 2026

Looking ahead to 2026, we’re anticipating home prices in the US to grow by about 1.2%. This moderating pace points to a more balanced, buyer-friendly environment—a welcome shift for those navigating major life transitions, such as divorce, probate, or estate settlements. Existing-home sales are forecasted to reach 4.10 million, up roughly 1% from the previous year, with much of the momentum expected to pick up in the latter half of the year. Mortgage rates are likely to remain in the low-6% range, and with softer price growth paired with stronger incomes, typical buyer payments could decrease by around 2% annually. For renters, continued relief is projected as rents may decline by about 1%, thanks in part to steady multifamily inventory. While private listing networks have had minimal impact on overall sales so far, maintaining broad market visibility will continue to be key for both buyers and sellers. Having spent over three decades guiding clients through sensitive and complex real estate matters in Central and North Jersey, I know just how significant these market shifts can be when protecting your equity and making confident decisions.
